The Foreign Investment Review Board (FIRB) regulates property purchases by non-residents and temporary visa holders in Australia. Most international buyers must apply for FIRB approval before purchasing.
International students on a temporary visa can purchase brand new dwellings OR one established property to live in as their main residence. If they purchase an established property, they must sell it when they leave Australia or their visa ends. FIRB approval is required in both cases.
If an international student purchases an established property, FIRB requires them to sell it once they leave Australia or their visa expires. Brand new properties do not have this restriction and can be kept as investments after departure.
